Ridge tiles are one of the most wind-exposed elements of any East Yorkshire roof — and ridge mortar failure is the single most common roof repair call we receive across the region. This guide explains why ridge failures happen, how to identify them, and what a proper repair involves.

Why Ridge Mortar Fails in East Yorkshire

Ridge tiles are bedded in mortar at the apex of the roof — the highest and most exposed point of the structure. East Yorkshire's climate creates the ideal conditions for progressive mortar degradation: freeze-thaw cycling in January and February forces water that has penetrated hairline cracks to expand as it freezes, widening the crack on each cycle; North Sea-influenced easterly gales apply direct wind pressure to the ridge, creating micro-movement that fatigues the mortar bed over years; and the thermal expansion of the tile itself on hot summer days creates differential movement at the mortar interface.

The result is that ridge mortar on most East Yorkshire properties has a practical service life of 15–25 years — shorter on exposed Wolds properties or those on elevated ground facing the prevailing east and north-east wind direction, longer on sheltered valley properties in the Hull corridor. Many properties have ridge mortar that has never been replaced since the house was built.

How to Spot Ridge Failure

The 2014 revision of BS 5534 requires ridge and hip tiles on new work to be mechanically fixed, ending reliance on mortar bedding alone for retention.

From ground level with binoculars (the simplest method): cracked or missing mortar visible at the ridge joint, ridge tiles that appear to have shifted slightly from alignment, or moss growing in the ridge joint (which indicates the mortar has failed and moisture is persisting there). A displaced ridge tile — one that has moved out of plane with its neighbours — is a clear sign of both mortar failure and wind uplift.

Inside the loft, failed ridge mortar sometimes allows light penetration at the apex — visible as thin lines of daylight on a bright day. Water staining on the felt at the ridge line also indicates mortar failure.

What a Proper Ridge Repair Involves

The correct repair for failed ridge mortar is a full rebed and repoint — not a surface patch. A surface patch applies new mortar over the cracked existing mortar without addressing the underlying bond failure. It will fail again, typically within 2–3 seasons.

A proper ridge repair involves: removing all ridge tiles from the affected run, cleaning the existing mortar bed from the tile surface and the bedding course below, applying new mortar bed at the correct consistency, relaying the ridge tiles with correct bedding and alignment, and pointing the joints between tiles. The entire operation on a standard semi-detached back pitch takes 3–5 hours.

Wolds Properties — Higher Risk

We see this consistently: a property 50 metres above the valley floor on the Wolds escarpment may need ridge attention every 12–15 years; the same construction in Cottingham or Willerby might go 20–25 years. Dry Ridge Systems and BS 5534

The 2014 revision of BS 5534 ended mortar-only fixing of ridge and hip tiles on new work, requiring mechanical fixing instead. A dry ridge system uses a ventilated ridge roll bedded onto the tile courses either side, with each ridge tile screwed to a batten or clamped by a bracket. Mortar may still be used cosmetically but it no longer performs a retaining function.

The advantages in East Yorkshire's conditions are substantial. There is no mortar to crack under freeze-thaw, so the maintenance interval effectively disappears; the ridge roll provides high-level ventilation, which helps the roof space breathe; and wind uplift is resisted mechanically rather than by adhesion. When we rebed a failed mortar ridge we convert it to dry fix as standard unless conservation constraints require otherwise, because otherwise the same failure recurs in fifteen to twenty years.

Mortar Mix, Curing and Why Cheap Rebeds Fail

Where mortar bedding is used — on conservation-area property, or where a dry-fix conversion is not appropriate — the mix matters. A 3:1 sharp sand to cement mix is the general standard for ridge bedding, and it needs to be mixed to a consistent workable stiffness, not sloppy. Over-wet mortar shrinks as it cures and cracks along the bed within a season.

Curing conditions matter equally. Mortar laid in frost will not develop strength; mortar laid in strong summer sun dries too fast at the surface and cures unevenly. This is the practical reason we programme discretionary ridge work for spring and autumn in this region, and why a rebed done as a rushed winter job is markedly more likely to fail early. Where ridge work is needed urgently in cold conditions we will do it, but the mix and the protection have to be adjusted accordingly.

Hip Tiles, Hip Irons and Bonnet Detail

Hips carry the same mortar and the same failure mechanism as ridges, with one additional component: the hip iron, a metal strap at the bottom of the hip run that prevents the whole line of hip tiles sliding down the slope. Where a hip iron has corroded through — common on Victorian and interwar property across Beverley and Hull — the hip tiles are retained by mortar alone, and their eventual failure is progressive rather than local.

Bonnet hip tiles, the rounded profile used on many clay plain tile roofs, are bedded and interlocked differently from angular hip tiles and are considerably more difficult to source in matched reclaimed form. On a period property with bonnet hips it is worth establishing what matched material is available before assuming a like-for-like repair is straightforward.

Ridge Ventilation and Roof Space Health

Traditional mortar-bedded ridges are effectively sealed, and on a roof relying solely on eaves ventilation the air has no high-level outlet. In the Hull Valley's humidity this contributes to the condensation problems that show up as damp insulation and stained rafters.

Converting to a dry ridge introduces continuous high-level ventilation as a by-product of the fixing method, creating the low-to-high airflow that a roof space needs. On properties where we are called for a ridge rebed and find evidence of condensation in the loft, the dry-fix conversion often addresses both issues in one operation — which is a better outcome than treating them as two separate jobs.

Cost, Access and Batching the Work

Ridge work is high-level work, and access is a significant share of the cost. A full ridge rebed on a standard semi requires either scaffold or a suitable tower, and mobilising that access for a single task is inefficient.

If a survey identifies ridge mortar failure alongside other high-level items — verge repointing, a chimney flaunching, a lead flashing, gutter clearing — carrying them out in one visit typically costs 30–40% less than the same work spread across separate call-outs. This is the practical argument for having a proper survey rather than reacting to individual symptoms: it lets the work be batched sensibly rather than addressed one leak at a time.

Ridge Ventilation Terminals and Roof Penetrations

Ridges frequently carry more than ridge tiles. Ventilation terminals for bathroom and kitchen extract, soil vent pipe terminals and mechanical ventilation outlets are commonly taken through at or near the ridge, and each is a penetration through the covering that needs weathering correctly.

These penetrations are a recurring leak source on East Yorkshire roofs, particularly where a terminal was retro-fitted through an existing covering rather than installed as part of a recover. The correct detail uses a proprietary flashing unit sized to the tile profile, dressed into the courses above and below. Where a ridge is being rebedded or converted to dry fix, it is the right moment to inspect and if necessary renew any nearby terminals — the access is there, and a failing terminal flashing will otherwise continue to leak beside a newly repaired ridge.
