Is Your Existing Roof Suitable for Conversion?
Not all East Yorkshire roofs are suitable for loft conversion without structural work. Roofing During a Loft Conversion
A loft conversion opens the roof. Whether a structural dormer is being formed or simply Velux units inserted, the roof is exposed to the elements during the work. A reputable conversion contractor will programme the roofing works to minimise exposure and will use temporary weatherproofing between strip and retile stages. If the existing roof is due for re-tiling anyway, a loft conversion is an efficient time to combine the two operations — the scaffold is already up, the roof is already open, and the roofer is already mobilised.
Head Height, Pitch and the 2.3m Question
The practical test for whether a loft can be converted is the available head height, measured from the top of the existing ceiling joists to the underside of the ridge. A working minimum of 2.3m is the usual guide, because the finished floor build-up and the insulated ceiling between them consume 250–350mm of that dimension.
This immediately separates East Yorkshire's housing stock. Victorian and Edwardian property across Beverley and Hull's terrace belt was built with steep pitches, frequently 40–45 degrees, and generally converts well. Post-war estate housing at Bransholme, Orchard Park and Willerby was built with shallow pitches of 22–30 degrees and often has trussed rather than cut roofs — both of which make conversion substantially harder and more expensive, though not impossible.
Trussed Rafters vs Cut Roofs
Anything built from roughly the mid-1960s onward is likely to have a trussed rafter roof: prefabricated W-shaped trusses whose internal webs fill the loft volume. Those webs are structural and cannot simply be cut. Converting a trussed roof requires a structural scheme that transfers the load — typically new steel or timber beams spanning between load-bearing walls, with the trusses cut back only once the new support is in place.
A traditional cut roof — rafters, purlins and a ridge board, common on anything pre-1960 — has a more open volume and usually converts more readily, though purlins often still need to be worked around or replaced. The distinction is worth establishing early because it materially affects both cost and feasibility, and it is visible from a five-minute look in the loft.
Insulating at Rafter Level
A converted loft moves the insulation line from the ceiling to the roof slope, and the space available between rafters is rarely sufficient on its own. Typical East Yorkshire rafters are 100mm or 150mm deep, and achieving the 0.18 W/m²K target for a converted roof generally needs insulation between the rafters plus a continuous layer beneath them, or a sarking layer above the rafters if the roof is being recovered at the same time.
Where insulation is placed between rafters, a 50mm ventilated air gap must be maintained above it unless a fully supported breathable membrane is used. Filling the rafter depth completely without that gap is a common shortcut and it causes condensation against the underside of the covering. If the roof needs recovering anyway, insulating above the rafters gives a better thermal result with no cold bridging at the rafters themselves, and it is worth programming the two jobs together.
Fire Safety and Escape Requirements
Converting a loft creates a third storey, and building regulations respond with specific requirements: a protected stairway enclosed in 30-minute fire-resisting construction running to a final exit, fire doors to habitable rooms off that stairway, mains-wired interlinked smoke alarms on every level, and an escape window in the loft room itself meeting the minimum opening dimensions.
These requirements are the reason a loft conversion cannot be done informally. A room converted without them is not a bedroom for building control or valuation purposes, and it will be identified at sale. On Beverley and Hull's narrow Victorian terraces the protected stairway requirement is often the hardest constraint to satisfy, because the existing staircase discharges into a living room rather than a hallway.
Sequencing the Roofing Work
Where a loft conversion is planned and the roof covering is more than about 40 years old, doing both together is almost always the right decision. The scaffold is up, the roof is open at the dormer position, and the insulation, membrane and covering can be specified as a single coherent build-up rather than a new dormer stitched into an ageing roof.
Doing the conversion first and the re-roof later means paying twice for access, disturbing new dormer flashings, and living with the risk that the strip reveals rafter defects after the room below has been plastered and decorated. Party Wall Notices for Terraced and Semi-Detached Conversions
Loft conversions on terraced and semi-detached property almost always engage the Party Wall etc. Act 1996, because the structural work involves cutting into or bearing on the party wall — inserting steel beams, raising the wall to form a dormer cheek, or altering a shared chimney breast.
The Act requires written notice to the adjoining owner, typically two months before work begins for party structure notices. The neighbour can consent, or dissent and appoint a surveyor, in which case surveyors agree a party wall award recording the condition of the adjoining property and the agreed method of work. It is a procedural requirement rather than a veto, but skipping it exposes you to an injunction and to liability for any damage without the protection of an agreed schedule of condition. Given how much of Beverley and Hull's convertible stock is terraced, it is worth factoring the notice period into the programme from the outset.
