Damp is roof-related when it appears on upper-floor ceilings or walls and worsens after rain. Rising damp sits within 900mm of the floor with a tidemark; condensation forms on cold surfaces in cold weather. Water often travels metres along timbers, so the stain rarely marks the entry point.

Internal damp in an East Yorkshire property has three possible causes: rising damp, condensation, or penetrating damp from a roof or wall failure. The treatment for each is completely different — and applying the wrong treatment is expensive and ineffective. This guide focuses on recognising the roof-origin damp patterns that are most common across Beverley and Hull's housing stock.

How to Tell Roof Damp from Rising Damp or Condensation

Rising damp appears at the base of external walls — typically within 900mm of floor level, with a tidemark and salt efflorescence. It is not seasonal and does not correlate with rainfall events. Rising damp does not cause ceiling damp.

Condensation appears on cold surfaces — typically window reveals, external wall corners in poorly heated rooms, and behind furniture on external walls. It correlates with cold weather and poor ventilation, not with rainfall. Condensation does not produce a single localised damp patch on a ceiling.

Penetrating roof damp appears on ceilings and upper walls, correlates with rainfall events or prolonged wet weather, and may have a visible tidemark or active drip. It is localised to the area beneath a specific roof failure. This is the correct diagnosis for most ceiling and upper wall damp in East Yorkshire properties.

Specific Roof Failures and Their Damp Patterns

BRE guidance notes that electrical resistance moisture meters respond to conductive salts as well as moisture, so high readings on plaster require interpretation rather than direct reading.

Chimney flaunching failure → bedroom ceiling damp adjacent to chimney breast. Water enters the stack through the cracked flaunching, runs down the flue or the brickwork, and enters the building at ceiling level or at the chimney breast/ceiling junction. The pattern is typically a damp patch on the ceiling directly below the chimney breast, sometimes with active dripping during heavy rain.

Valley blockage or failure → elongated ceiling damp on upper floor. Water backing up through a blocked or failed valley enters the building at the valley line position — typically showing as an elongated damp patch on the upper floor ceiling running in the direction of the valley above.

Lead step flashing failure at chimney → wall-level damp on upper floor. Water tracking behind a failed step flashing follows the chimney breast face down to the first horizontal surface — typically appearing as damp at the junction of the chimney breast and the upper floor wall, rather than on the ceiling.

Tile/nail sickness ingress → roof space damp, sometimes ceiling damp. Gaps from nail-sick tiles allow water to the felt and batten. The felt usually manages this for a period before saturating and dripping through to the loft insulation. Ceiling damp from tile gaps appears as a large diffuse area rather than a localised patch.

Flat roof felt failure → ceiling damp directly below flat roof. Failed felt on a flat extension or garage allows direct water ingress. The ceiling damp appears directly below the flat roof area and correlates precisely with rainfall events.

What to Do

Book a roofing survey if: ceiling damp correlates with rainfall; damp appears on upper floors or ceilings; or the damp pattern matches any of the descriptions above. A trained roofer will identify the roof entry point in most cases from a visual inspection — and the repair is almost always significantly cheaper than the internal remediation that follows from leaving the roof failure unaddressed.

Tracing a Leak: Why the Stain Is Not the Source

Water entering a roof rarely drops straight down. It runs along the top face of the breathable membrane or felt, follows the line of a rafter, tracks along a purlin, and emerges at whichever point offers a route through the ceiling — commonly a light fitting, a loft hatch edge or a joint in the plasterboard. Horizontal travel of two or three metres from the entry point is entirely normal, and on a shallow-pitched roof it can be more.

This is why locating a leak from inside the room below is unreliable, and why a competent investigation starts in the loft during or immediately after rain. Following the wet trail back uphill to its highest point identifies the entry, which is then correlated with what is directly above it outside. Chasing the ceiling stain instead produces repairs in the wrong place, which is a very common reason people tell us a previous roofer "fixed it and it came back".

Condensation vs Penetrating Damp: The Diagnostic Tests

Because condensation and roof leaks both produce damp in upstairs ceilings, distinguishing them saves a great deal of money. Four tests separate them reliably. Timing: a leak correlates with rainfall, condensation correlates with cold weather and occupancy patterns. Distribution: a leak is localised, condensation is spread evenly across the underside of the membrane and over larger ceiling areas.

Appearance: a leak leaves a tidemark with a defined edge and often a brown stain from dissolved material; condensation produces uniform dampness and frequently black spot mould. And location: condensation concentrates at the coldest points — the perimeter of the ceiling, around a loft hatch, at the eaves — while a leak appears wherever the water track happens to exit. In the Hull Valley's humidity, condensation is a genuinely common misdiagnosis, and it is worth ruling out before commissioning roof work.

Moisture Meters and What Readings Mean

Electrical resistance moisture meters are the standard diagnostic tool, and they give a useful comparative reading in timber: below about 18% is normal for internal joinery, 20% and above indicates a moisture problem, and sustained readings above 22% create conditions for wet rot. Used across a loft they map the extent and gradient of a damp area, which points toward its source.

The limitation is that on plaster and masonry these meters respond to conductive salts as well as to water, and hygroscopic salt contamination from an old, long-resolved leak will read high on a perfectly dry wall. A high reading is therefore evidence to interpret rather than a diagnosis in itself, which is why a survey should describe what was observed alongside the readings rather than presenting numbers alone.

Drying Out and Repairing the Damage

Once the roof defect is fixed, the fabric needs to dry before redecoration, and this takes longer than most people expect. Plaster typically needs four to eight weeks after the source is stopped, and saturated masonry considerably longer. Redecorating over damp plaster traps the moisture and the stain returns through the new paint within months.

Ventilation and gentle background heat accelerate drying far more effectively than a dehumidifier running in a sealed room. Where a ceiling has been saturated, the plasterboard is usually best replaced rather than dried, since it loses strength and the paper facing supports mould growth. Stains that persist through emulsion after drying need a stain-blocking primer — ordinary paint will not cover tannin and salt marking.

When to Involve a Damp Specialist Rather Than a Roofer

If the damp is at ground-floor level, within 900mm of the floor, with a tidemark and salt efflorescence, it is not a roof problem and a roofer cannot help you. If it is on a chimney breast at ground or first floor with no roof-level defect, it may be hygroscopic salt contamination from historic fireplace use, which again is a different specialism.
