5 Signs Your Fascia Boards Need Replacing Before Winter

Fascia boards need replacing when guttering pulls away from the building, paint flakes extensively at the board ends, or the timber feels soft. UPVC replacement costs £500 to £900 on a three-bedroom semi. Combining it with guttering renewal in one scaffold visit saves £300 to £600.

Fascia boards are almost never inspected. They're the horizontal board behind the guttering — hidden, unremarkable, and ignored until the gutter falls off or water starts running down the inside wall. By that point, the rot has usually been developing for three to five years and extends well beyond what's visibly damaged.

Here are the five signs that your fascia boards need attention before winter.

Sign 1: Gutters Pulling Away From the Wall

If your guttering is hanging at an angle or pulling away from the roofline, the fascia brackets have lost their grip — almost always because the board behind them has softened with rot. The bracket is holding on to wood that no longer has the structural integrity to support it. By the time guttering sags visibly, the rot typically extends the full width of the affected elevation.

Sign 2: Paint Peeling Repeatedly in the Same Spot

Wet rot requires a sustained timber moisture content above roughly 20% to establish, which is why fascia decay follows persistent gutter overflow rather than occasional wetting.

Paint on timber fascia peels when moisture is getting into the wood from behind — not from the front. If you've repainted the same section twice in three years and it keeps failing, moisture is entering from the wall plate junction, a failed soffit joint, or an overflowing gutter above. The paint isn't the problem; the board is wet.

Sign 3: Soft Spots When You Press the Board

If you can safely access the fascia, press along the board with a finger. Sound timber is firm and unyielding. Timber with active rot has slight surface give — spongy, or slightly collapsing under pressure. Any softness means the structural integrity is compromised. Painting over it buys at most another season before bracket failures begin.

Sign 4: Visible Cracks or Gaps at the Wall Junction

When timber swells and contracts through East Yorkshire's damp winters, gaps open at the wall and rafter junctions. These gaps allow cold air and water directly into the roof void — encouraging condensation, wet rot in the rafter feet, and pest access. Visible cracks from ground level usually indicate advanced movement warranting inspection.

Sign 5: Damp in the Loft at the Eaves

Check your loft in October, specifically at the eaves. If the insulation near the eaves is damp, if there are water stains on the underside of the rafter feet, or if you can see daylight through gaps at the fascia-rafter junction, your fascia is allowing water ingress into the structural roof zone. This is the stage at which rafter foot rot can begin.

Wet Rot, Dry Rot and Telling Them Apart

Timber fascia decay comes in two forms with very different implications. Wet rot is by far the more common on external roofline timber. It requires sustained moisture above about 50% content, remains confined to the wet timber, and stops when the timber dries. The affected wood darkens, softens and crumbles, and replacing the wet timber and fixing the water source resolves it.

Dry rot is a specific fungus that can spread through masonry to attack timber elsewhere in the building, and it needs a much more thorough response. It shows as a white cotton-wool mycelium, rust-coloured spore dust, and cuboidal cracking of the timber. Finding dry rot at the roofline is a signal to investigate further into the structure rather than simply renewing the board. It is far less common than wet rot on East Yorkshire roofline timber, but the distinction matters.

Checking Fascia Condition Without Climbing

Most fascia assessment can be done from ground level. Look along the length of each board: a sound fascia is straight, while a deteriorating one bows outward between the rafter feet under the weight of the gutter. Look at the paint finish — extensive flaking, particularly on the top edge and at the board ends, indicates water has been getting behind it.

Check the gutter line, which is often the clearest evidence. A gutter that has dropped, tilted forward or pulled away from the building is losing its bracket fixings, and bracket fixings fail because the timber holding them has softened. Staining on the wall directly below the fascia, or plant growth at the wall head, indicates prolonged water overflow that will have been saturating the board behind it.

Rafter Feet and the Wall Plate

The fascia is fixed to the ends of the rafters, and where a fascia has been wet for years the rafter feet behind it are often affected too. This is the most consequential aspect of deferred roofline maintenance, because rafter feet and the wall plate they bear on are structural, and repairing them is a substantially larger job than replacing a fascia.

This is why a proper roofline quotation includes inspection of the rafter feet once the old board is removed, and a stated rate for splicing or sistering any that are decayed. A contractor who quotes to cap over an existing fascia has not looked at the rafter feet and cannot know what condition they are in — which is the strongest single argument against capping on a board that is already failing.

Ventilation Loss When Roofline Is Replaced

Older timber soffits were often boarded with gaps, or built with a ventilation gap at the wall, and replacing them with continuous sealed UPVC can inadvertently close the roof space ventilation path. The symptom appears a winter or two later as condensation in the loft, and homeowners understandably attribute it to the new roofline work.

They are right to. Any roofline replacement should include continuous soffit vents or a vented soffit board providing at least the equivalent of a 10mm continuous gap at both eaves, and eaves trays should be fitted to keep loft insulation clear of the airflow. This should be stated in the quotation; if it is not mentioned, ask specifically.

Prioritising Roofline Against Other Roof Work

Where a survey identifies several items, roofline usually sits in the middle of the priority order. Active water entry through the covering — missing tiles, failed flashings, an open valley — comes first because it is doing damage now. Roofline decay comes next, because it progresses steadily and eventually reaches the rafter feet. Cosmetic items come last.

The exception is where failing fascia is causing the gutter to overflow against the wall, in which case it is doing active damage and moves up the list. Because roofline work shares access with gutter, verge and low-level roof work, it is also the item most worth batching with others — and on a property needing both a gutter renewal and a fascia replacement, doing them separately is close to paying twice for the same scaffold.
