Roof valleys are one of the most failure-prone elements of any East Yorkshire pitched roof — and one of the least understood by homeowners. A valley is the internal angle where two roof slopes meet, and it channels a disproportionate volume of rainwater compared to the roof area it serves. In East Yorkshire's high-rainfall climate, valley maintenance is not optional.
Why Valleys Fail in East Yorkshire
The three most common valley failure modes in East Yorkshire are: debris blockage, lead deterioration, and failed tile undercutting.
Debris blockage. Autumn leaf fall from East Yorkshire's established tree cover deposits organic material directly into valleys — the geometry of the valley concentrates debris exactly where drainage is most critical. Properties in Cottingham's university-adjacent streets, Beverley Parks, Molescroft and Lairgate — all with heavy tree canopy — see the highest frequency of valley blockage calls. A blocked valley backs water up under the tile lapping and pushes moisture through to the felt and lining below.
Lead deterioration. Most pitched roof valleys in East Yorkshire use lead as the waterproofing layer. Lead valley linings have a design life of 25–40 years depending on specification and exposure. Properties near the coast (Hornsea) or estuary (Hessle, Brough) see faster lead deterioration from salt-air oxidation. Original Victorian lead is now 100+ years old and represents a genuine failure risk.
Failed tile undercutting. Some valleys use tile-and-a-half units that cut into the valley to create a swept or laced profile. When the tile cutting fails — through frost damage, nail sickness or physical impact — the valley line is compromised and water penetration follows.

Valley failures most commonly manifest as ceiling damp in the room directly beneath the valley junction — typically a bedroom or landing ceiling in a standard semi-detached. The damp patch tends to be elongated, tracking the direction of the valley above, rather than circular (which would suggest a single tile or flashing failure). Loft inspection during or after heavy rain will often confirm the entry point directly.
What a Valley Repair Involves
For lead valley failure: strip the valley tiles from both sides of the junction, remove the failed lead lining, inspect and if necessary replace the felt underlay beneath, install new Code 4 or Code 5 lead lining dressed to the correct profile and depth, and relay tiles. This is a half-day job on a standard domestic valley.
For debris blockage: clear all organic material from the full valley run, flush with water to confirm free drainage, treat any moss growth, and inspect the underlying lead condition while the valley is clear.

Open, Closed and Secret Valleys
Valleys are formed in three broadly different ways and each fails differently. An open valley leaves a visible channel of lead or GRP between the two tiled slopes, with the tiles cut back to a clean line either side. It is the most common detail on East Yorkshire's post-war housing, the easiest to clear and inspect, and generally the most reliable.
A closed or swept valley uses tile-and-a-half units laced or swept across the junction, with no visible lining — the traditional detail on clay plain tile roofs across Beverley's Victorian streets. It looks better on period property but depends entirely on the cut tiles remaining sound. A secret valley conceals the lining behind narrow tile margins, which looks elegant but leaves a very small drainage channel that blocks readily. If you have persistent valley problems on a property with a secret valley, the detail itself is part of the problem.
Valley Sizing and Water Volume
A valley carries the water from two roof slopes through a single channel, so the flow at the bottom of a long valley is considerably greater than most homeowners assume. On a typical semi-detached property with a rear extension, the valley between the main roof and the extension roof can be draining 40–60m² of tile surface into a channel 150mm wide.
In an East Yorkshire cloudburst that channel is close to capacity even when perfectly clear. Add a partial blockage of leaf litter and the water backs up under the tile lapping either side — which is precisely why valley leaks tend to appear during heavy rain rather than steady drizzle, and why they can stop as soon as the rain eases, making them frustrating to diagnose. If a valley has ever overflowed, it is worth asking whether the lining width is adequate rather than simply clearing it again.
Lead Codes and Bay Lengths in Valleys
Valley linings should be Code 4 lead as a minimum for domestic work, and Code 5 where exposure is high — the coastal properties at Hornsea and the estuary frontage at Hessle and Brough. The more commonly overlooked specification is bay length. Lead Sheet Association guidance limits individual valley bays to about 1.5m, with a lapped joint between bays, precisely because a longer continuous run cannot accommodate its own thermal movement.
A single unbroken lead valley running 4 or 5 metres from ridge to eave — which we still find on older East Yorkshire property and on some more recent work — will fatigue and split, usually near the middle where movement is greatest. When we reline a valley we break it into correctly sized bays with proper laps, which is why a new lining outlasts the one it replaces even though the material is identical.
GRP and Dry Valley Systems
Preformed GRP valley troughs have become a common alternative to lead on new work and re-roofing. They are lighter, cheaper, have no scrap value and therefore no theft risk, and they come in standard lengths designed to lap correctly. For a straightforward domestic valley on a non-conservation property they are a perfectly sound specification and we use them regularly.
The limitations are aesthetic and regulatory. On a listed building or within Beverley's conservation area, GRP is unlikely to be acceptable where the original detail was lead. And on complex geometry — valleys meeting at odd angles, or where a valley terminates into a chimney or a change of pitch — lead's ability to be dressed to shape on site remains an advantage that no preformed product matches.
Preventing Valley Problems
The single most effective measure is an annual clear before the wet season, ideally in late October once leaf fall is largely complete. On properties under significant canopy — Cottingham, Beverley Parks, Molescroft, the older Hull avenues — a second clear in spring catches the winter accumulation.
Beyond clearing, three things help. Trimming overhanging branches reduces the debris load at source. Fitting a valley guard or mesh can help on some configurations, though it needs its own periodic clearing and can make matters worse if it traps debris above the channel rather than shedding it. And treating moss on the slopes above the valley reduces the granular material that washes down and silts the channel over time.
Valley Boards, Battens and What Sits Beneath
A valley lining does not sit directly on the rafters. It is supported on valley boards — timber boards fixed either side of the valley rafter — with the underlay dressed over them and the lining laid on top. Where a valley has been leaking for any length of time, those boards and the valley rafter beneath are the first timber to decay, and they are invisible until the lining is lifted.
This is why a valley reline quotation should include inspection of the boards and a stated rate for replacement, in the same way a re-roof quotation should for rafter feet. Relining a valley over decayed boards produces a new lining sitting on a failing substrate, which will deflect and split within a few years. When we strip a valley we photograph what is underneath and show the homeowner before relaying, because it is the part of the job nobody would otherwise ever see.
