Why Pressure Washing Damages East Yorkshire Roofs
Pressure washing is the most frequently offered and most frequently damaging approach to roof moss. On concrete tile, the surface is a cement-rich layer a fraction of a millimetre thick that carries the colour pigment and provides the weathering surface. A high-pressure lance strips that layer, exposing the porous aggregate beneath. The roof looks dramatically better for a season and then holds water and colonises moss faster than it did before.
On clay peg tile and natural slate — the Victorian stock across Beverley's Queensgate streets and Hull's terrace belt — the risk is more immediate. Pressure directed under the lap can drive water into the roof space, and on nail-sick roofs the force alone is enough to dislodge tiles whose fixings are already marginal. How Biocide Treatment Actually Works
The active ingredients in professional roof biocides are typically quaternary ammonium compounds or, in some formulations, benzalkonium chloride. The dead material then weathers off gradually under normal rainfall over the following three to nine months.
This gradual clearance is the part homeowners find counterintuitive. A biocide treatment does not produce a clean roof the same afternoon — it produces a roof where the moss is dead and progressively disappearing. Contractors who promise an immediate transformation are either pressure washing or scraping, both of which carry the risks described above. The trade-off is that biocide leaves the tile surface intact and, because it kills the spores as well as the visible growth, the regrowth interval is considerably longer.
Gutter and Drainage Consequences
Dead moss washing off a roof has to go somewhere, and where it goes is the gutter. Any moss treatment should be paired with a gutter clear a few months afterwards, or you simply move the blockage from the tile surface to the drainage system. Access for treatment is restricted, and biocide overspray on the panel surface reduces output until it is cleaned off.
Where a roof carries panels, treatment needs to be planned rather than sprayed indiscriminately: masking or careful directional application around the array, and a follow-up panel clean. It is another reason to have the roof surveyed and treated before panels are installed rather than after — the same argument that applies to nail sickness and ridge condition applies to moss.
Safety, Access and Why This Is Not a DIY Job
Roof moss treatment looks like the kind of task a competent homeowner could manage from a ladder, and it is the reason for a significant number of domestic falls each year. A mossy roof is a slippery roof, the material is heaviest and most established precisely where the slope is steepest, and a ladder footed on soft ground beside a house is a poor platform for working with a spray lance.
Professional treatment uses either roof ladders spreading load onto the battens, a tower, or a ground-based long-reach system that avoids roof access entirely.
