Why Your Chimney Keeps Leaking: The Flaunching Problem Explained

Chimney flaunching is the mortar fillet bedding the pots on top of the stack, and cracked flaunching is the most common cause of chimney leaks in East Yorkshire. It shows as bedroom ceiling damp beside the chimney breast after rain. Replacement costs £180 to £400 and takes a few hours.

The pattern of the most consistent chimney repair call we receive across Beverley and Hull is almost always the same. A homeowner describes a damp patch appearing on the bedroom ceiling — not during a storm, but after a few days of steady autumn rain. They've had it looked at before. Someone told them it was the lead flashing. The lead was replaced. It still leaks. In the majority of these cases, the actual cause is cracked or failed flaunching — the mortar collar at the base of the chimney pots.

What Is Flaunching and Why Does It Fail?

Flaunching is the cone-shaped mortar bed that seals the chimney pot base to the stack crown. On older properties — the Victorian and Edwardian stock that makes up a large proportion of Beverley's housing — it was laid in lime mortar as part of the original construction and has been weathering at the highest, most exposed point of the building ever since.

The failure mechanism is East Yorkshire's freeze-thaw cycle. Water enters a hairline crack in the flaunching, freezes, expands by approximately 9% of its volume, and forces the crack wider. Repeat across 20 or 30 winters and what started as a hairline is now an open channel routing rainwater directly into the top of the chimney stack cavity.

How to Tell If Flaunching Is the Cause

Approved Document J requires chimneys to be constructed so that products of combustion are discharged safely and the structure resists the effects of weather and condensation.

The position of the damp gives a diagnostic clue. Flaunching failure routes water vertically through the stack — the damp appears on the ceiling directly below the stack, typically in the upstairs bedroom. Lead step flashing failure at the chimney base routes water to the roof junction, showing as damp on an internal wall at the chimney-roof junction rather than the ceiling below.

From ground level, cracked or separated flaunching is sometimes visible with binoculars — horizontal dark cracks across the mortar collar, sections that have separated from the pot base, or pots visibly tilting. A tilting pot is also a safety hazard and should be addressed promptly.

What Flaunching Is and How It Should Be Formed

Flaunching is the sloping mortar fillet on top of a chimney stack that beds the pots and sheds water away from the flue openings. Formed correctly it is a substantial element — typically 50–75mm thick at the perimeter, weathered at a fall of around 30 degrees away from the pot, with a clean drip edge at the outer face so water is thrown clear of the stack rather than running down it.

It should also carry a bell-mouth around the base of each pot: a smooth concave junction rather than a sharp angle, so there is no point where water can sit against the terracotta. Where flaunching has been formed thinly, laid flat rather than weathered, or finished with a sharp junction at the pot, it will crack early regardless of the mix used. A great many East Yorkshire stacks have flaunching that was inadequate when it was formed.

Mix, Reinforcement and Curing

The traditional mix for flaunching is 3:1 sharp sand to cement, laid stiff rather than wet. On a stack of any size, incorporating a light reinforcement — a stainless mesh or fibre reinforcement within the mortar — significantly reduces shrinkage cracking, and it costs very little.

Curing conditions matter as much as the mix. Flaunching laid in strong sun dries too fast at the surface and cracks; laid in frost, it never develops strength. On a stack, which is the most exposed position on the building, both risks are amplified. Covering the fresh work and allowing a proper cure is part of doing the job correctly, and it is one reason we programme discretionary flaunching work for spring and autumn rather than midsummer or midwinter.

Why Chimney Leaks Get Misdiagnosed

Water entering through cracked flaunching runs down the inside of the flue or through the brickwork and emerges at ceiling level, often several feet from the stack and sometimes on the floor below. The resulting damp is regularly attributed to the roof covering, to condensation, or to rising damp on the chimney breast.

The distinguishing features of flaunching-origin damp are that it appears on or adjacent to the chimney breast, that it correlates with rain rather than cold weather, and that it often appears at first-floor ceiling level even when the visible damp is lower. Where a chimney breast has been damp for years and no roof-level cause has been found, the sequence to check is flaunching, then pot condition, then flashings, then the absence of a tray damp proof course within the stack.

Because chimney access is the most expensive access on a domestic roof, flaunching work should almost never be done in isolation. Once a tower or scaffold is in place, the marginal cost of replacing a cracked pot, repointing the exposed courses of the stack, renewing the flashings and fitting a bird guard or capping cowl is small relative to the access cost.

Conversely, replacing flaunching on a stack whose pointing is failing and whose flashings are lifted solves one of three problems and guarantees a return visit. A survey should assess the whole stack and quote it as a package, with the individual elements priced so you can see what each contributes. That is how we quote stack work, and it is worth expecting from anyone else.

Inspection Intervals and Early Warning

Flaunching in East Yorkshire's freeze-thaw conditions has a realistic service life of 15–25 years, shorter on exposed Wolds-edge and coastal stacks. A visual check from ground level with binoculars once a year will usually pick up developing cracks before they admit significant water, and the check takes two minutes.

What to look for: a visible crack radiating from the base of a pot, mortar debris on the roof slope below the stack, a pot that appears to have shifted or is no longer sitting square, and vegetation growing in the flaunching — which indicates the mortar has degraded enough to hold soil and moisture. Any of these justify a proper inspection, and addressing them at that stage is a modest job rather than an internal repair.

The Mortar Matters: Cement vs Lime on Victorian Chimneys

A common and damaging mistake is re-flaunching Victorian chimney stacks with modern Portland cement. Pre-1920s brickwork was built with softer brick and lime mortar throughout. When cement flaunching expands with temperature change, it does so against softer Victorian brick — the brick face spalls rather than the mortar giving way. The flaunching appears fine; the brickwork around it starts to erode. We use the correct lime mortar specification for each property era as standard.
